General:
The house has a footprint of 2.404m2 built and the land is 4.304m2. and within the

Main House: Ground Floor and Entrance
You enter via large gates to an open area with gardens, allotments, chicken coup and a
drying room. Just before the main door is a tack room and mini gallery if items collected by
the family which are all equestrian and farming related. Two large columns stand guard by
the door and above is a terrace.
Entering the house via a large main front door you find a cobbled entrance hall with a
staircase to the left, a store room, a huge under stair cupboard and tall double doors
through to another cobbled room with a door to the separate apartment, and finally out to
the interior courtyard. The staircase has a wooden balustrade and the tiles were made
locally and are all of an original Granada design.
Family Section:
At the top of the entrance hall staircase is a wooden door with cross design and this leads
to a large distribution hall with high wooden ceiling, chandelier and painted terracotta
floors. The sensitive design here brings in a lot of light to what is an internal room by using
large glass panels between this room and the dining room. These double glass panels make
a display case for antiques collected by the family.
To the left of the door is a bathroom, long slim hall with built in storage cupboards, a single
bedroom and at the end of the hall a door to the terrace above the tack room and an en-

suite bedroom. This bedroom has two single beds with headboards made from an antique
handrail, a built-in wardrobe, beautiful antique wood burning stove set into a corner
inglenook. The bathroom has blue and white handmade tiles and is complete with basin,
WC, bidet and bath with shower.
The kitchen has blue and green handmade tiles, painted terracotta floor, granite worktops
and a large pantry.
The dining room is a spacious room with huge windows next to the marble staircase that
leads to the mezzanine level and the tower. There is a big wooden door that leads to the
great hall; a potential event/accommodation space.
Up a level and on the mezzanine is a sitting room with a quirky galleried library. The ceilings
here are made of wood and there’s another glass display cabinet built into the wall to give
light to the stairs behind and the library.
The tower staircase leads to a small distribution hall with three rooms. To the left is a large
store room, in the centre an office room with views over the central courtyard and to the
right a very large, bright artists studio with views over both the internal courtyard and the
gardens. This is the newest part of the property and has been sensitively built to perfectly
fit in with the rest of the property.
We go back now to the main hallway and into the principal bedroom. This amazing room
has some superb features; there are inbuilt wardrobes with intricate panelled doors and a
large shelf above, there are high level cupboards that are accessed by a specially made
foldaway set of steps. The ceiling is high and wood beamed with wood inserts. This is an en-
suite room and the large bathroom also has high wooden ceilings and handmade Granada
tiling.
From the main hallway you move through to a comfortable sitting room with full height
ceiling and view of the gallery above, a fireplace with decorative mantle, window to the
patio and door that leads to a smaller sitting room with another fireplace, built-in seating
and door through to the large, plant filled first floor covered terrace. This gorgeous terrace
has herringbone patterned brick flooring, looks over the internal courtyard and pool, smells
of jasmine and roses and is a wonderful place to sit and read or have breakfast.
The final section of the main family house is via the small sitting room. A door leads to a
very large room currently used as a gallery and library. There are views over the gardens
and the room has a very high ceiling, Off this room is a bathroom plus three bedrooms. The
first bedroom to the left has a mezzanine level and two beds plus a wonderful seat within
the window bay. The second bedroom has a single bed that can be folded into the wall and
the large third bedroom has a double bed with two inbuilt wardrobes. There is also a door
that leads to the covered terrace.
Apartment 1:
This apartment can be accessed via both the cobbled walkway behind giant wooden gates
and also from the exterior of the property. Entering from the outside you pass through
attractive jasmine arched doors into a tiny hallway. This opens up into the sitting room with
built-in seating, shelving and a pot style wood burning stove. A corridor with storage
cupboards leads to two bedrooms. All the spaces here have very high ceilings and all apart
from the main bedroom and bathroom are wood beamed with wood between, and there
are terracotta stone floors throughout. The larger of the bedrooms has the bed on a slightly

raised platform. The bathroom is fully tiled with plain cream and white tiles and is fully
fitted with WC, bidet, basin, bath with shower. The kitchen has wood cabinetry, a double
sink, large pantry and stone worktops, with some shelving. From the kitchen you can exit
the apartment to the cobbled walkway between the red gates and the internal patio.

Apartment 2:
This is the slightly larger apartment and also has two entrances, one from the street side
and one from inside the main house. The floors are quality terracotta stone throughout.
The street side door opens directly into the large sitting room and this room has a big open
fireplace with two wood doored cupboards either side and two doors that lead to other
parts of the apartment. Off the sitting room to the right is a large kitchen that has plenty of
room for a dining table and with fully fitted cupboards and stone worktops, and next to this
is a two thirds tiled bathroom with shower.
The second door from the sitting room leads to a hallway and a bedroom currently used as
an office plus a second larger bedroom with fitted wardrobes. Off this room is a very large
room which is being used as a store room but could easily converted into a large en-suite.
Stables:
The old stud has room for 80 horses and is in two parts. The main section which can be
accessed from both the internal patio as well as the garden side of the property has built-in
stalls in three sections, water and feed troughs, a tack room and a large feed/hay store.
There are three separate stables with water and feed troughs. Outside there’s a circular
riding/training arena, several large exterior, fenced but uncovered pens, an aviary and then
through to another set of stables and a smaller courtyard. The larger stabling area could be
converted into accommodation maintaining some stabling for horses for your family or
guests. There are many possibilities with this area.
The Great Hall - Potential Event/Accommodation Space:
This part of the property is ripe for reform. The current owners use the larger room for
wedding receptions but there are four further rooms which can be brought into use as
either accommodation or for events with the furthest room perfect for storage. There is
enough space to run three or four events at the same time here. Access is via either the
dining room or via a ramp from the exterior of the property. This area lends itself to events,
weddings, large parties, conferences or accommodation with views over the interior patio
and pool. The roof is of A frame wood beam construction and two of the floors are
herringbone pattern brick and two are of flagstone construction. One of the rooms was
originally a curing room for meats and sausages and still has the ropes used for hanging and
curing the meat, birds and sausages.
Other Spaces:
The interior rectangular patio has a large swimming pool with grass surround and lots of
fragrant plants and trees. This is an attractive and relaxing spot. A covered section has
original feed troughs and the pool machine room. Access to the stables, cobbled hallway,
and downstairs apartment can be via this space.

Next to the downstairs apartment are two large rooms that need reform.
Between the tobacco drying room and the riding area you’ll find decorative gardens, an
allotment, a flower garden for cut flowers, and two large pens for chickens and other birds.
Everywhere you look you’ll find something interesting to see and discover.
There is a large ‘blind’ double tower which the owners believe was part of an old mill but
there is no access to the towers and they’ve never had access to this space. It would be
